7 Mistakes first-time homebuyers make when buying a home

Buying your first home in Rotterdam? Discover 7 common mistakes first-time buyers make and learn how to bid smarter, reduce risks and buy with confidence.

Buying your first home is exciting but it can also be stressful. Especially in a competitive housing market like Rotterdam, buyers can feel pressured to make quick decisions. Acting quickly is not necessarily the problem. Making a decision without fully understanding the consequences can be.

Here are seven mistakes first-time homebuyers often regret later.

1. Focusing only on the asking price

The asking price is not always the same as the market value.

Some properties are deliberately listed at an attractive price to generate more interest. Before making an offer, look at recent comparable sales, the condition of the property, its location and current demand.

A good bidding strategy starts with understanding what the property is actually worth.

2. Using your maximum mortgage as your maximum budget

Your maximum mortgage and your actual purchasing budget are not the same.

You may also need your own savings for costs such as the notary, valuation, mortgage advice and, if applicable, a buying agent. If the property is valued below your offer, you will usually need to pay the difference yourself.

Make sure you know your total budget before you start bidding.

3. Underestimating the VvE

When buying an apartment in the Netherlands, you normally become a member of the Vereniging van Eigenaars (VvE), or homeowners’ association.

A beautiful apartment can still become expensive if the VvE has insufficient reserves or major maintenance planned.

Always review documents such as the annual accounts, meeting minutes, maintenance plan and monthly contribution.

4. Underestimating technical risks

This is particularly important when buying older properties in Rotterdam.

Foundation problems, subsidence, moisture issues or overdue maintenance can become expensive. A newly renovated interior does not automatically mean that the building itself is in good condition.

Always review the available technical information and consider a building inspection when appropriate.

5. Removing conditions just to win

In a competitive market, buyers sometimes remove the financing condition or building inspection to make their offer more attractive.

This can strengthen your offer but it also increases your risk.

Only remove conditions when you fully understand the possible consequences if your mortgage is not approved or unexpected technical problems are discovered.

6. Falling in love with the finish

A new kitchen, modern bathroom and stylish interior can make a great first impression.

But these are things you can change later.

The location, floor plan, orientation, VvE and technical condition are much harder to change. Try to look beyond the styling and focus on the fundamentals of the property.

7. Bidding emotionally instead of strategically

After losing several properties, it can be tempting to keep increasing your offer simply because you do not want to lose again.

Before bidding, determine what the property is worth to you and set a clear limit.

Missing out on a property is disappointing. Paying too much for the wrong home can be much worse.
