Buying a home during the summer holidays: Seize the opportunity or wait?

The summer holidays have started. Many prospective buyers are heading abroad for a few weeks or temporarily putting their property search on hold. Does this mean it is better to wait until September? Not necessarily. Homes still come onto the market during the summer and this period can sometimes offer interesting opportunities.

Is the housing market quieter during the summer?

Some buyers are less active during the summer holidays. They may be travelling, unable to attend viewings or planning to restart their search after the holidays. As a result, competition for certain properties may temporarily be slightly lower.

This does not mean that the housing market comes to a standstill. Attractive homes in good locations can still receive plenty of interest. You should therefore not automatically assume that you will need to bid less during the summer. The right bidding strategy depends on the property, recent sales in the area, the asking price and the number of interested buyers.

Less supply but sometimes less competition

Some sellers wait until after the holidays before putting their home on the market. This can mean that fewer new properties become available during certain weeks. At the same time, some buyers are also temporarily less active.

This can create more room for negotiation, especially for properties that have already been on the market for a while. There may be less urgency, fewer bidders or a seller who is more open to discussing the price and conditions. Every property is different so a proper analysis remains important.

Make sure you are prepared

An attractive property will not wait for your holiday plans. Sometimes you need to arrange a viewing and submit an offer within just a few days. Good preparation is therefore especially important.

Make sure you know your maximum mortgage amount and how much of your own funds you can use. Discuss in advance which conditions you may need such as a financing condition or a technical inspection. Once this is clear, you can make decisions faster without taking unnecessary risks.

Are you away on holiday yourself? Many parts of the buying process can be handled digitally. Documents can be reviewed online and a buying agent can stay in contact with the selling agent. In some cases, a property can also be viewed on your behalf.

Look beyond the summer presentation

Homes often look especially attractive during the summer. The sun is shining, the garden is in bloom and plenty of natural light enters the property. It is therefore important to look beyond the presentation.

Pay attention to the indoor temperature, the position of the balcony or garden, ventilation and any sun protection. When buying an apartment, it is also important to review the homeowners’ association documents carefully. Consider the financial reserves, the maintenance plan and any possible future costs.

Should you wait until September?

Waiting can be sensible when your financing is not yet clear or when you are genuinely unable to act during the holidays. More properties often come onto the market after the summer. At the same time, more buyers also become active again.

There is therefore no perfect moment to buy a house. A suitable property may come onto the market in August but just as easily in September. Buyers who remain prepared and continue monitoring the market increase their chances of acting at the right moment.

Do not automatically pause your search because of the summer holidays. Keep following the market and make sure your financial options are clear. Assess every property individually and do not let a short bidding deadline pressure you into making a rushed decision.
